Understanding the Closing Disclosure

How to read the CD you'll receive before closing — and what to look for on every line.

The Closing Disclosure (CD) is a five-page form that lays out the final terms and costs of your mortgage. By law, your lender must deliver it to you at least three business days before closing so you have time to review it — no surprises at the table.

What's on each page

  • Page 1 — Loan terms, projected monthly payments, and the total cash you'll need to close.
  • Page 2 — An itemized list of every closing cost, split into what you pay, what the seller pays, and what's paid by others.
  • Page 3 — The 'Calculating Cash to Close' table and a summary of the transaction.
  • Pages 4–5 — Additional loan disclosures, contact information, and confirmations.

Compare it to your Loan Estimate

The best way to check your CD is to compare it against the Loan Estimate you received when you applied. Some costs can change, but many are limited by law in how much they can increase. Look closely at your interest rate, monthly payment, loan amount, and the cash-to-close figure.
