Changes to two closing-related fees, effective October 1, 2026.
Title Policy Guaranty Fee
What is a Policy Guaranty Fee?
The Policy Guaranty Fee is a state-required fee associated with each title insurance policy issued in Texas. The fee helps support the Texas title insurance system and provides protection for policyholders in the event a title insurance company or agent experiences financial difficulties and is unable to meet certain obligations.
What is the current charge, and what is it changing to?
Currently, the state-required fee is $2.00 per Owner's Title Policy and $2.00 per Lender's Title Policy. Effective October 1, 2026, this fee will increase to $3.00 per policy.
This is a state-mandated fee that applies across the board to title companies throughout Texas. It is not a fee specific to Texans First Select Title Company.
Escrow Fee
We are also making an adjustment to our Escrow Fee to help offset the increasing costs associated with maintaining and improving our infrastructure, technology, security, staffing, and the systems necessary to provide a secure and efficient closing experience.
What is the current charge, and what is it changing to?
Effective October 1, 2026, our Escrow Fee will increase from $600.00 to $700.00 per side of the transaction.
- This change applies to all contracts executed on or after October 1, 2026.
- Any transaction or contract provided to Texans First Select Title Company before October 1, 2026 will remain at the current $600.00 Escrow Fee per side, even if the closing occurs after October 1st.
We want to make sure our partners are aware of this change in advance and understand that this adjustment applies only to new contracts executed on or after October 1, 2026.
